South Northamptonshire is a former district in Northamptonshire, now administered by West Northamptonshire Council (formed April 2021). This predominantly rural district has an extraordinary heritage concentration: 62 conservation areas, 1,856 listed buildings (41 Grade I, 92 Grade II*) — the highest listed building count in all of Northamptonshire. The area encompasses the market towns of Towcester and Brackley plus a network of ironstone and limestone villages across the South Northamptonshire countryside.

Planning decisions are guided by the West Northamptonshire Joint Core Strategy (2014) and the South Northamptonshire Local Plan Part 2 (adopted July 2020). The Towcester South SUE is delivering 2,750 new homes with a new relief road and mixed-use centre. Silverstone Circuit — home of the British Grand Prix — has a strategic allocation and business park (Silverstone Park) expected to create around 8,400 permanent jobs in motorsport and high-performance engineering.

Seven neighbourhood plans have been adopted across the area (Grange Park, Hackleton, Harpole, Kislingbury, Moulton, Nether Heyford, and Roade). Heritage Article 4 directions in 16 conservation areas restrict changes to windows, doors, painting, and boundary treatments. Notable heritage assets include Sulgrave Manor (ancestral home of George Washington's family), Canons Ashby (National Trust), Easton Neston (Hawksmoor), and Stoke Bruerne Canal Museum near the Blisworth Tunnel — Europe's longest navigable wide canal tunnel.

Permitted development in South Northamptonshire

Permitted development rights in South Northamptonshire are significantly shaped by the district's 62 conservation areas — one of the highest concentrations in England. Properties within these areas face restrictions on demolition, cladding, extensions, and external alterations. Heritage Article 4 directions in 16 conservation areas (Aynho, Blisworth, Brackley, Chacombe, Deanshanger, Evenley, Gayton, Hulcote, King's Sutton, Middleton Cheney, Milton Malsor, Rothersthorpe, Stoke Bruerne, Towcester, Wicken, and Yardley Gobion) remove permitted development rights for window replacement, exterior painting, porches, and boundary treatments. The 1,856 listed buildings always require listed building consent for works affecting their character.

What South Northamptonshire expects from your project

Design in South Northamptonshire must respond to the local vernacular of Northamptonshire ironstone, limestone, and thatch that characterises the district's villages. The South Northamptonshire Local Plan Part 2 includes specific design policies for different character areas. The Towcester South SUE (2,750 homes) has design codes requiring high-quality placemaking and integration with the existing market town. Silverstone Park business park is developing a distinctive high-tech campus character. HS2 Phase One passes through the district for 20.7km near Brackley, Greatworth, and Chipping Warden, including a 1.5-mile tunnel and the project's longest cutting (2.5 miles), with significant landscape mitigation requirements.

Conservation areas in South Northamptonshire

62 designated conservation areas

South Northamptonshire's 62 conservation areas represent an exceptional heritage landscape of ironstone and limestone villages, canal corridors, and historic market towns. Towcester (Roman Lactodurum on Watling Street) and Brackley (medieval wool town) anchor the two main settlements. The Grand Union Canal and Oxford Canal corridors are both designated as conservation areas, connecting the district to the national waterway network. The area's 1,856 listed buildings (41 Grade I) include Easton Neston (Hawksmoor's Baroque masterpiece near Towcester), Sulgrave Manor (Tudor home of the Washington family, Grade I), Canons Ashby (National Trust, medieval priory and Elizabethan manor), and Castle Ashby (Inigo Jones additions). The concentration of heritage reflects centuries of agricultural prosperity and aristocratic estate-building in this quintessentially English countryside.
