Extension

Most detached houses can extend 4m to the rear as permitted development. Semi-detached and terraced: 3m. The Larger Home Extension scheme can take this to 8m or 6m with neighbour notification.

Loft conversion

Add up to 50 m³ of roof volume (40 m³ for terraced houses) as permitted development. No front dormers visible from the highway.

Garden offices, studios, and sheds can be built up to 4m (dual-pitched roof) or 3m (other roof types) within your garden — as long as total coverage stays under 50%.

Does permitted development apply to all houses?

PD rights apply to most dwellinghouses in England, but can be restricted by an Article 4 Direction, conservation area status, listed building designation, or your title deeds. The tool below checks these for your address automatically.

Are these limits for all council areas?

The limits shown are the national GPDO defaults. Some councils have removed specific PD rights via Article 4 Directions — most commonly in conservation areas or where there has been extensive previous development. The tool flags any local restrictions.

Does this replace the PD checker?

I’m in a conservation area — do PD rights still apply?

Yes, but with additional restrictions. Side extensions, cladding, and certain roof works are not permitted on designated land. The tool flags all of this for your address.

What about flats and maisonettes?

Flats and maisonettes do not have the same Class A–E permitted development rights as houses. If your property is a flat, most PD rights will not apply.
