Common questions
What is a completion certificate and why does it matter?
A completion certificate is issued by building control when your project has passed all inspections and complies with building regulations. It is a legal document you must provide when selling your home — missing it can delay or kill a sale.
Which inspection stages does BILTD track?
We pre-load the standard BCO inspection stages for your project type. For a rear extension these include: commencement, foundations, DPC, oversite, structural steel, roof structure, drains, and final completion. Loft conversions and new builds have their own stage sets.
Do I need to use local authority building control?
No — you can use an approved inspector (private building control body) instead. BILTD tracks both routes. Note that from October 2023, registered building control approvers (RBCAs) replaced the old approved inspector scheme.
How much notice do I need to give building control?
Typically 48 hours before starting work (commencement notice) and 24 hours before each inspection stage. BILTD shows the required notice period for each stage so you never miss a notification.
What happens if I miss an inspection?
If work is covered up before an inspection, building control can require you to open it up again at your cost. For drainage, this means digging up finished ground. For structural elements, it can mean removing finishes. Always notify before covering work.
