Frequently asked questions

What is a BILTD Property Intelligence Report?

It is a free, address-specific report that combines planning constraints, permitted development limits, planning history, and council intelligence into one place. Enter your address and get your report in under 30 seconds.

Is it free?

Yes. The Property Intelligence Report is completely free. No account, no payment, no email required. We offer paid reports (from £39) for deeper analysis when you need a formal document or professional assessment.

How accurate is the data?

We use 13 data sources including Ordnance Survey, MHCLG Planning Data API, Natural England, the Environment Agency, and EPC records. Conservation area and listed building data is pulled in real-time. Planning history comes from the national planning applications database. Data is typically accurate to within the last 7 days.

What areas are covered?

All 337 local planning authorities in England. We cover all English addresses with full constraint checking. Scotland, Wales, and Northern Ireland have different planning legislation and are not covered at this time.

Does the report replace professional planning advice?

No. The report is an information-gathering tool to help you understand your starting position. For formal confirmation that your project is permitted development, you should apply for a Lawful Development Certificate. For complex projects, consult a planning professional.

What is permitted development?

Permitted development rights allow you to carry out certain types of building work without needing full planning permission. The rules depend on your property type, location, and the nature of the work. Our report shows you the limits that apply to your specific address.
